Description

The Investment Coordinator will be a member of the Industrial & Logistics Deal Team and would support the team on transaction coordination, acquisitions, capital markets and asset management. The individual would work on a portfolio of 80+ logistics assets across the United States. The role is in-person in the Fortress Los Angeles (Brentwood) office. The role will have the opportunity to work directly with the 25+ person industrial team and report directly to the Managing Directors in charge of the platform and the COO of Real Estate Funds.


Investment Coordinator 


Responsibilities

The primary responsibilities are as follows:

1.     Acquisitions

1.     Coordinate diligence vendors 

2.     Manage key dates, deadlines and deliverables

3.     Keep inventory of necessary reports

4.     Vet diligence for potential red flags

5.     Participate in site walks 

6.     Summarize diligence for investment committee memos (i.e., compiling market reports, compiling comparable properties/transactions)

7.     Track deal level invoices and communicate with various internal teams for approval and payment

8.     Manage marketing materials and create new materials, as needed

2.     Transaction Coordination 

1.     Track important deadlines (i.e., contingency periods, report due dates, closing dates etc.)

2.     Track seller background checks

3.     Liaise between the treasury team to coordinate calling of capital for deal closings

4.     Update the acquisitions pipeline

5.     Work with various external parties (i.e., brokers, lawyers, environmental consultants, land use attorneys, escrow agents, architects/engineers and general contractors)

3.     Capital Markets

1.     Participate in preparation of lender decks

2.     Coordinate execution of legal documents

3.     Track important deadlines (i.e., report due dates, closing dates etc.)

4.     Track legal checklist items and gather necessary documents from internal operations and legal groups

5.     Participate in ad hoc investor requests (i.e., compiling market reports, contributing to investor decks etc.)

6.     Create ad hoc materials for sale, financing and partnership presentations

4.     Asset Management

1.     Facilitate transition of the property from the acquisitions to asset management team post-closing  

2.     Walk on-going construction projects

3.     Facilitate asset photography for completed construction projects

4.     Monitor leasing efforts for vacant properties:

1.     Construction execution 

2.     Leasing marketing materials 

3.     Vacancy tracker

5.     Other responsibilities and tasks as required by the team

Requirements

  • 0-5 years of relevant experience in the commercial real estate industry
  • Excellent organizational skills, attention to detail and ability to problem solve
  • Demonstrated flexibility to handle multiple projects in a fast-paced environment
  • Outstanding written and verbal communication
  • Success developing and sustaining strong relationships with clients and colleagues
  • Strong proficiency in MS Office applications (especially Powerpoint and Word)
  • Self-starter, able to work independently or in a team environment
  • Ability to follow style guide to produce internal and external materials as required
  • Unquestionable integrity and ethics
  • Graphic design experience is a plus
  • Background in equity investing and finance is a plus
  • 4 Year college degree
  • In office 5 days per week  
The base salary range for this position is expected to be between $100,000 and $110,000.

The base salary range proposed for this role has been set forth to comply with local law, but salary is only one element of the total compensation for this role. The base salary range suggested above does not include compensation elements such as bonuses, overtime and deferred cash (each of which are applicable in certain roles), benefits, perquisites, and company contributions to employee 401(k) accounts. Such other pay components often result in total compensation materially exceeding base salary for a particular role. Total compensation as well as base salary for a role depend in part upon individual performance, years of service, experience, geographic considerations, the performance and the needs of particular business units, company performance, and general market conditions.
